Located at 3475 Collins Street, Collins Lofts is a historic redevelopment designed by DesignBlendz that spans two buildings for a combined 72,000 square feet of residential and amenity space. Formerly Tioga Mills, the site of Collins Lofts was one of Philadelphia’s largest textile manufacturers during the turn of the 20th century known for producing high-quality cotton yarns for hosiery. At Collins Lofts, the units range from 350-square-foot studios to 1,190-square-foot three-bedroom units, including one- and two-bedroom offerings. Residents of Collins Lofts will also have access to amenities including a bi-level gym, an expansive courtyard featuring grills and a cabana, a dog run, a package room, indoor bike storage, onsite management, and maintenance, in addition to an elevated sky walk.

“Our work in Harrowgate has been focused on bringing together community members, business owners and local leaders to create more opportunities to live affordably and comfortably in this incredible neighborhood,” said Philip Balderston, Founder and CEO of Odin Properties in a statement. “There is a great demand for high-quality affordable housing in Harrowgate. We are thrilled to welcome our first residents to Collins Lofts and look forward to continuing to grow with the surrounding community for years to come.”

Collins Lofts is Odin Properties’ third residential project in Harrowgate, joining its existing developments at East Tioga Lofts at 2215 East Tioga Street and the Westmoreland Lofts at 2000 E Westmoreland Street. Odin Properties is exploring additional opportunities to deliver affordable housing in Harrowgate with the goal of creating a true mixed-income neighborhood.

Balderston continued, “With the success of our projects in Harrowgate to date, the Odin team is working closely with community members to identify additional areas prime for redevelopment and new development. We look forward to working with the City of Philadelphia and our trusted partners to continue creating opportunities to live and work here.”

The completion of Collins Lofts comes on the heels of the December 2023 delivery of Kenyon Lofts and Vernon Lofts in Philadelphia’s Germantown neighborhood. Across all its development projects, Odin Properties strives to meet its mission to provide increased access to modern, comfortable, and affordable living spaces in Philadelphia and beyond.

TriState Capital Bank served as the lender for Collins Lofts. Additional partners include: Hutec as MEP Engineer; Ruggiero Plante Land Design as Civil Engineer; Powers & Co & RCJ Consulting as Historic Consultants; DiGenova Associates as Structural Engineer; Pritzker Law, Eckert Seamans & Nagle Law as Legal; and Urban Engineers as Environmental Consultants.
